    Boulder County Housing Authority (BCHA) is hiring for a Facilities Maintenance Technician HVAC III (Housing Maintenance Worker III). this position works under the supervision of the Facilities HVAC  Manager and performs a variety of semi-skilled duties maintaining building systems for the Boulder County Housing low-income housing units, buildings, grounds, and facilities. We are looking for a self-starter that takes initiative and is proactive in their position. 

     
    This is a full-time, benefitted position.   The work schedule is Monday - Friday 7:30 am -4:00 am, rotating on call .  Regular weekday business hours, with occasional after-hours as needed, due to the project-oriented nature of the work or to meet deadlines and resolve issues or problems. On-call for weekends and evenings as required for emergencies. Under FLSA guidelines, this position is non-exempt (eligible for overtime). New employees receive an 80-hour bank (Download PDF reader) of vacation at the time of hire, in addition to 8 hours of both vacation and medical leave accruals each month. 
     

    Boulder County requires its employees to reside in the state of Colorado as of the first day of work.  

    Hiring Salary Range:  $61,680.00 - $75,258.00 Annually**


    Tentative Hiring Timeline:
    • Position Closes: September 24th
    • Phone Screening: Week of September 25th
    • First Round Interviews: Week of October 2nd
    • Second Round Interviews: Week of October 9th
    • Language Proficiency Test (if applicable): Week of October 9th

    Examples of Duties
    1. Team leader 
    2. Troubleshoot, perform preventive maintenance and repair work on properties and units, building systems and structures, including HVAC equipment.
    3. Installation of Furnaces and Water heaters
    4. Accurately complete HVAC work orders 
    5. Participate in a Paid team rotation 24-Hour Emergency Maintenance on call System
      1. Be on a 24-hour call for seven days in a shop rotation (typically on call rotation occurs once every two months)
      2. Respond quickly and make dependable independent decisions for emergency maintenance 
    6. Annual equipment inspections 
    7. Interact with residents and the public
    8. Take proper safety precautions
    9. Regular, predictable attendance is an essential function of this job
    10. Performs related work, as required.
    11. May be reassigned in emergency situations. 
    Required Qualifications

    EDUCATION AND EXPERIENCE:
    Boulder County is looking for well-qualified candidates to fill our positions. In this position, we are looking for a minimum of a high school diploma, or equivalent and at least 3 years of maintenance experience including preventive maintenance, trouble shooting and repairs of HVAC, boiler, chiller, plumbing, electrical systems, light carpentry work and oversight of grounds/landscape maintenance with 2 years experience in residential HVAC maintenance 


    Additional related education may count towards required experience.


    CRIMINAL BACKGROUND CHECK:

    DRIVER'S LICENSE:

    • Possession of and ability to maintain a valid driver's license and good driving record
    Supplemental Information

    KNOWLEDGE, SKILLS, & ABILITIES:

    • Self starter

    • In-depth knowledge of techniques involved in combustion and non-combustion appliance installation and repair, including gas ranges and water heaters, HVAC equipment, furnaces, boilers, forced air heating systems, geothermal units, air conditioners, solar systems, plumbing, and electrical systems
    • Optimizes time spent repairing and installing units; minimizes downtime, trips to the supply house, and time between work orders
    • Proficient with the use of materials, equipment, and procedures necessary for building and grounds maintenance 
    • Proficient in the operation of a pickup truck
    • Knowledge of hazards and safety precautions common to building maintenance 
    • Willing and able to perform manual labor for extended periods of time and in all kinds of weather, including snow and inclement weather

    PREFERRED QUALIFICATIONS: 

    • 1 year of supervisory/lead experience

    PHYSICAL REQUIREMENTS:

    Back and Upper Body (lifting)
    Frequently lift 1-10 lb. tools and materials above head.
    Frequently lift from floor to waist with one hand 10-50 lb. power tools, equipment, and supplies. Occasionally lift 100 lb. bags of ice melt with another employee (two man lift) from chest height to floor or the reverse.
    Occasionally lift items weighing 40-100 lbs.
    Operate large power equipment weighing 100 lbs. or more.

    Hands/Arms
    Occasional plumbing work necessitates working with large 25 lb. wrenches, which requires lifting from floor to waist height with two hands.
    Frequently grip, twist, pull, push, lift, swing and operate a variety of hand tools, power tools and equipment.
    Use finger dexterity to access, enter and retrieve data using a computer keyboard, calculator and operate tools and equipment.

    Body Movement
    Constant walking and stair climbing.
    Frequent bending, stooping, kneeling, crawling, standing, and working from ladders on heights from 4-12 ft. in height.
    Frequently handle shovels; 20 lb. pry bars, and 8 lb. sledgehammers.
    Occasional shoveling, pushing, pulling and working from ladders, scaffolding or lift equipment 12 ft. high or higher.
    Frequently work with hands and arms reaching overhead.

    Vision
    Must be able to read printed materials and a computer screen.
    Must have the ability to differentiate wires and other items by color.
    Hearing and Speech
    Must be able to communicate in person, over the telephone and/or by two way radio.
